    I and the overwhelming majority of my neighbors strong oppose this development. It would negatively impact Palmetto Bay residents in a way that could not be remedied. I urge the council to consider the opinion and wellbeing of its constituents, rather than move ahead for whatever financial gain this would create for developers and decision makers.

    As a resident living just blocks from the proposed Palmetto Village Center on Old Cutler Road, I strongly oppose this development and urge the Village to reconsider any approval or settlement with 17777 Old Cutler Road, LLC.

    My family and I purchased a home in this beautiful area, a year ago, and it was the surrounding nature and the communal atmosphere that brought us here. The safety of streets without cut through traffic, with children gathered to play. That is why we’re here. We want to protect our children’s ability to ride bike in their own neighborhoods without the risk of traffic congestion.

    Old Cutler Road is already heavily congested. Adding 480 residential units, a hotel, and a large shopping center will overwhelm local roads, forcing overflow traffic into nearby neighborhoods and threatening safety and quality of life.

    This project also poses serious environmental risks. Palmetto Bay has worked hard to preserve green space and wildlife. High-density development will result in irreversible loss of trees and natural habitats.

    I respectfully ask the Village Council to reject this project and protect what makes Palmetto Bay special: its natural beauty, residential character, and livable streets.

    The proposal is completely out of scale with the surrounding area, where single-family homes and quiet streets define the community. A high-rise complex and commercial center will reduce property values and alter the character of our neighborhoods.

    Equally concerning is the lack of meaningful public input. A development of this magnitude should not move forward without thorough community involvement.

    I respectfully ask the Village Council to reject this project and protect what makes Palmetto Bay special: its natural beauty, residential character, and livable streets

    I am writing as a concerned resident who lives just a few blocks from the proposed Palmetto Village Center development along Old Cutler Road. I strongly oppose this project and urge the Village to reconsider its approval or settlement with 17777 Old Cutler Road, LLC.

    Old Cutler Road is already severely congested, and adding 480 residential units, a large shopping center, and a hotel will make traffic unbearable. Overflow from this development will push more drivers into nearby neighborhoods, threatening safety and reducing quality of life.

    This proposal is also environmentally damaging. Palmetto Bay has worked hard to preserve green space and wildlife, and this high-density development threatens to undo that. Once trees and habitat are lost, they’re gone for good.

    Additionally, this project is out of scale with surrounding neighborhoods, where homes routinely exceed $1,000,000 in value. A high-rise development and mall do not belong in an area defined by single-family homes and natural character. It will inevitably reduce property values and change the nature of our community.

    Lastly, the lack of meaningful public input is deeply troubling. Major decisions like this should involve those who are directly impacted.

    I respectfully ask the Village Council to reject this development and protect what makes Palmetto Bay special.

    The size of this development cannot be support by the current roads and will only cause further traffic concerns. This will bring cut-through traffic to the surrounding neighborhoods which endangers residents and pets walking in their neighborhoods without sidewalks. 480 units brings a minimum of 480 additional cars, but far more likely 960 additional cars and mall traffic will only increase the traffic gridlock. This is not an expansion that the Village of Palmetto Bay needs or wants.

    We are writing on behalf of the Cape Cutler Homeowners Association to express our
    objection to development of the Palmetto Village Center in accordance with the proposed
    settlement with 17777 Old Cutler Road, LLC. Our homes and subdivision generally, located
    between 180 th Street and 184 th Street and directly west of Old Cutler Road, will be negatively
    impacted to a significant extent by this development.
    The increased traffic will only make the already existing terrible congestion on Old
    Cutler Road worse. This will naturally result in increased traffic in our neighborhood as drivers
    seek alternative less congested routes. Not only will vehicular traffic be a problem, but this
    development will place significant additional burdens on our schools, fire and emergency
    departments, and other services provided by the Village and Miami-Dade County. Moreover,
    480 additional units in high-rise buildings plus a large shopping mall are completely contrary to
    the existing nature of this area of Palmetto Bay, particularly in view of the Village’s efforts to
    maintain the natural environment of the area and facilitate wildlife habitat. Finally, lack of public
    notice and opportunity for resident input into the settlement terms appear inconsistent with the
    Council’s efforts to facilitate resident influence on decisions affecting the nature and quality of
    life in Palmetto Bay.
