Traffic in Palmetto Bay is already horrendous, especially in the Old Cutler Road corridor. The development as proposed is very dense and its location is really remote compared to the remaining commercial and residential areas within the Village. What would really be the drawing card to attract people to this destination commercial, retail & entertainment, given those opportunities exist within the Village and surrounding areas? Why would visitors and residents fight traffic to go to that specific location? Traffic will only get worse and further deteriorate the quality of life in Palmetto Bay.
Protect the history, integrity, and future of Old Cutler Road.
One reason we moved to Palmetto Bay was the sense of community—the joy of seeing kids playing and riding bikes, and neighbors out walking. Over time, traffic has made this harder. Let’s protect Palmetto Bay as a true Village of Parks.
This would negatively impact the surrounding neighborhoods and the traffic is going to be a nightmare. Its already a parking lot on Old Cutler. This would cause even more traffic on cross streets. We dont have the unfastructure for this and adding bridges on 77th Ave is not the solution thats a bandaid fix.
I am increasingly concerned about the continued push for the development of additional condominium units and commercial space within our limited village boundaries. While I understand the importance of thoughtful progress and economic vitality, I believe we are reaching a tipping point where such developments threaten to erode the very qualities that attracted so many of us to live here in the first place—peace, charm, walkability, and a strong neighborhood identity.
Overdevelopment brings with it increased traffic, pressure on public services, loss of green space, and a shift toward a denser, more urban environment that simply does not align with the village's original vision. Moreover, many residents feel that their voices are not being adequately considered in these decisions.
I respectfully ask that you take a firm stand on behalf of the residents you represent and advocate for an end to the proposed development. We need stronger guardrails and more inclusive dialogue to ensure that any future changes truly reflect the will of the community and preserve the long-term character of our village.

How is it possible that this is being considered when so many residents in our community are expressing their concern that the quality of life is diminishing here in Palmetto Bay because of traffic???
No more high density projects in Palmetto Bay, Our infrastructure simply can’t handle it. I strongly urge PB officials to remember we are the village of parks!!!
I strongly oppose the proposed apartment complex on Old Cutler Road in Palmetto Bay. This development would lead to the loss of vital green space that our community depends on for recreation, environmental health, and quality of life. Additionally, our local roads are already congested, and adding hundreds of new residents would only make traffic and safety issues worse.
This project threatens to strain our infrastructure, including schools, utilities, and emergency services, all of which are already under pressure. Increased density could also negatively impact property values and change the character of our quiet, family-oriented neighborhood. There are better ways to meet housing needs without sacrificing the unique charm and environmental assets that make Palmetto Bay special.
Please reconsider this plan and prioritize smart, sustainable growth that respects our community and preserves our green spaces.
My family and I vehemently oppose this project, as does anyone I know who
lives in Palmetto Bay. We have lived here since 1986, not far from this proposed location, and already the traffic snd overcrowding have made it such a different place than where I grew up. I cannot take my kids out between the hours of 4:30-7 pm, because I have almost been hit by cars multiple times that are trying to get around the traffic on Old Cutler. This will only make it worse. It’s bad for our community, bad for the environment, and makes no sense. We are a strong NO.
I strongly oppose. I have been following PBVC's propositions for years now. There have been many proposals and each one includes more density, taller buildings, and less green space. It is laughable how the first sentence of every presentation by PBVC starts with that they care about the standard of living in Palmetto Bay. They are a business entity trying to make a long term profit. Plain and simple. There are hundreds of apartments in Palmetto Bay that are new development and they are empty. There is no need for more living quarters. Adding over a thousand more people (because more than one person will live in each apartment) off of Old Cutler will only worsen the traffic and create an additional water, sewage, and pollution burden on the Everglades and Biscayne Bay.
I can truthfully say without reservation, in all the time I have lived in this oasis in Southwest Dade, I have never met a resident that was in favor of development of this scale. It's time for our elected officials to pay attention to the residents and not the developers.

Why not developing the Deering Estate? We can add another 1,000 units and completely collapsed every single road we have in the city.
