    I am against a settlement unless the entire scope of this development is significantly reduced. When I moved here in 1987 the neighbors had protested a condo development in 1986 that would have negatively impacted this entire area, and prevailed with no residential development , only an office park. There was also a covenant that existed with Miami Dade County in relation to this property confirming no residential development. Fast forward to 2008, we had an inexperienced council, a mayor that encouraged residential development at the PBVC property ,even though the owner of the property at that time never requested it! It is unfortunate that Mayor Flinn had no experience and did not realize the implications of making ANY residential change, and did not ultimately care about the impact of what he and the council were doing to not only the adjacent area, but ultimately the entire Village of Palmetto Bay. Miami Dade turned down requests by developers for nearby multi acre properties to change the zoning for smaller properties, and were turned down because it was not compatible with the existing zoning. We would have been better off with governing by Miami Dade and not our own mayor and council in relation to this property. The settlement as it exists is unacceptable to residents of this small village and I have not spoken to one person that supports this

    We strongly oppose. This proposed development could have serious implications for our neighborhood and the surrounding area. Adding a 489-unit complex in the middle of a quiet, single-family residential community would dramatically change the character and dynamic of the area. It would significantly increase traffic on our already narrow, residential streets, strain local infrastructure like water, sewage, and emergency services, and raise serious safety concerns for pedestrians, cyclists, and children who play in our neighborhoods.

    Additionally, this level of density was never intended for this area. Miami-Dade County’s master transit plan includes a potential future bridge over the canal at SW 77th Avenue — which falls within our own Old Cutler South community. The county has noted that such a bridge might be considered if development density in the area increases. A project of this scale could be a key factor in triggering that long-term decision, permanently altering traffic patterns and bringing even more cut-through traffic into our residential streets.

    Allowing a development of this size and nature in a neighborhood built for single-family homes sets a concerning precedent. It would irreversibly affect property values, quality of life, and the safety and character of our community.

    I’m strongly opposed to this development project because it would drastically increase traffic in our quiet neighborhood, undermining the peaceful lifestyle we value so much. We’ve been fighting traffic issues for months (in my particular community) already, and this project would only make them worse. Our community treasures the tranquility and sense of calm we have here, and this project threatens to replace that with congestion and noise. This is not the kind of development we want for our area. If this goes through, I will boycott the area and ensure that any friends, family, neighbors and the like do the same. Please keep this kind of high density development OUT!

    As a resident of Palmetto Bay since 2016, I strongly oppose this project. Traffic in our area has already worsened significantly over the past few years, and this project will only add to the problem. We are already dealing with hundreds of aggressive drivers using our streets as cut-throughs, creating a serious danger for our families. This situation will only escalate if the project moves forward. We chose to live in this peaceful residential area—please help us keep it that way.

    Traffic will become a bigger problem than it already is. More overcrowding. Overuse and overcrowding of facilities such as Parks where the parking is already terrible.

    Vehemently oppose the new development
    I have lived in Palmetto Bay since 2002 and it has morphed into an auto route where families can no longer walk with their children from 5-7 pm.
    Old Cutler Road will become more of a parking lot changing the entire neighborhood.
    It is an unnecessary project.

    The proposed 420-unit housing development represents a significant and ill-timed imposition on an already strained community. Approving this project without addressing critical pre-existing infrastructure deficiencies and quality of life concerns is irresponsible and detrimental to current residents.
    Palmetto Bay's traffic is already notoriously bad, particularly during peak hours. Adding hundreds of new vehicles will push the system beyond its breaking point, creating congestion that paralyzes commutes, emergency services, and daily life. Moreover, the current state of critical traffic infrastructure projects is abysmal. The roundabouts on 152nd, 184th, and 136th Streets are incomplete. Furthermore, the 136th Street bridge project is severely delayed, creating yet worse traffic. To introduce hundreds of new residents while these foundational traffic improvements are unfinished demonstrates a profound disregard for the current traffic reality and the safety and convenience of residents.
    Palmetto Bay residents already bear a heavy financial load. Median property taxes in Palmetto Bay are already higher than in surrounding areas. A large-scale multi-family development often necessitates increased demand for public services – more police, fire, waste management, and potentially school resources – without necessarily generating commensurate tax revenue to cover these expanded services. This could lead to further pressure to raise property taxes on existing homeowners.

    This project would be nothing but a detriment to our community. We moved here because of the village life Palmetto Bay offers. We are not Dadeland or Brickell. Please support your constituents who are against it and they will support you.

    Adding an average 1,000 more cars on old cutler road plus the extra landscape trucks, delivery trucks, etc our area does NOT support this expansion especially after the recent expansion in that area of Palmer Trinity. The roads and infrastructure of Palmetto Bay can not handle any more traffic. We are at the limits. Any worse you might as well live in the heart of Kendall and Hialeah with standstill traffic. With Children's hospital almost 1 hr away with traffic it is also a safety and health concern. This project will add millions on profit to a couple dozen individual at the cost of quality of life and diminishing property values for the thousands in the village. In addition more more business are calling for employees to return to office and perform less remote work. Our public schools in area are at max capacity. We already have presidence of how these monstrous developments have impacted the traffic and look of palmetto bay along us1. The bridge on 77th will be many factors worse than the awful one on 87th ave. Maybe the.cutler bay residents cutting thru Palmetto Bay dont mind it, but all local residents whose miney is being used strongly oppose it. My household of 5 strongly oppose this development. We couldn't make it in person because of an award ceremony function at my kids school tonight .

    Old Cutler Road is not wide enough to support any more traffic. We do not need any more buildings in Palmetto Bay. There are a ton of buildings and they are not even near capacity or not even halfway full so we need to stop building anymore! Leave nature as is or do a park but more buildings

    My family and I moved to Palmetto Bay just over a year ago with the hope of giving our children the kind of childhood we’ve always dreamt of for them—one surrounded by green space, nature, and safe, quiet streets. These values are what drew us to this village, and they are what Palmetto Bay is known and cherished for.

    We chose Palmetto Bay precisely because it is not overdeveloped. It is a rare and special community that already offers a high quality of life without the disruption that large-scale developments bring. This proposed 480-unit apartment complex and retail center would significantly change the fabric of our neighborhood, increase traffic in our already congested streets and compromise what makes this village so unique.

    Beyond traffic and infrastructure concerns, this development risks erasing the peaceful, natural character that defines our community. Our children deserve to grow up in a place where green space is preserved, wildlife can thrive, and families can safely walk and bike through their neighborhoods without the stress of urban sprawl encroaching.

    We respectfully urge you to reject this proposal and preserve the identity of Palmetto Bay—not just for current residents, but for the generations to come!

    Oppose additional apartments. This council keeps adding apartments while being against key infrastructure such as the 87th bridge creating further problems in the village.

    As a resident of Palmetto Bay, I oppose developing condos in Old Cutler. This will only bring more traffic, which is already terrible. All our streets are already full of aggressive drivers trying to cut through the quiet neighborhoods. We do not want more and more traffic. Please keep the green areas and do not develop. Council please OPPOSE.

    As a resident of Palmetto Bay, I strongly oppose this! This project would bring more unnecessary traffic and destroy the peace and tranquility Palmetto Bay has to offer.

    I respectfully ask the Village Council to reject this project and protect what makes Palmetto Bay special: its natural beauty, residential character, and livable streets.
